Affordable Housing: Grand County Housing Authority & Grand Foundation have teamed up to help Grand County residents become homeowners

In 1977, the Grand County Board of Commissioners formed the Grand County Housing Authority to acquire, develop, lease and/or operate affordable housing for Grand County residents with limited incomes. In 1996, the Grand Foundation was established and since that time has granted over $9.2 million to more than 150 organizations that provide essential services and programs, touching thousands of lives in Grand County. Grand County Housing Authority (GCHA)

  1. Section 8 Housing Choice Voucher

    1. Federally funded program that GCHA contracts with the Colorado Division of Housing to administer for Grand and five additional counties
    2. Administered off a waiting list which will be opening February 25th-27th, 2019
  2. Down Payment Assistance Loan Program

    1. GCHA received grant funds from the Colorado Division of Housing to start a down payment assistance loan program in 2003
      • Loans available for families under 80% area median income
      • 20-year amortized loans with no early payoff fees
      • Max loan amounts 5% of purchase price or up to $10,000
      • Program is a revolving program with $64,000 in lendable funds
    2. In 2003, GCHA took over the Colorado Housing Coalition DPA Loan Program for Grand County
      • Loans available for families under 150% of area median income
      • 20-year amortized program with $88,000 in lendable funds
  3.  First Time Homebuyers Class
    1. Sponsored CHFA and put on by GCHA, instructed by a volunteer lender and realtor
      • Educates home buyers about the process of purchasing a home
      • Needed for many first time homebuyer incentives
    2. Held on the second Monday of every month in a different location

Grand Foundation

  1. Winter Park Housing Assistance Fund

    1. The Town of Winter Park, the Grand Foundation, and Winter Park Resort have partnered to create the Winter Park Affordable Housing Donor Advised Fund. The Fund is housed as a Donor Advised Fund of the Grand Foundation and is designed to provide housing assistance to eligible applicants. Since September 2017 over $150,000 has been awarded out in down payment grants (53%) and rental assistance grants (47%). The balance fund is over $400,000.
  2. Grand County Housing Assistance Fund

    1. This fund was created in 2018 as a result of the success of the Winter Park Housing Assistance Fund and is a collaborate effort between Grand Foundation, Grand County, and Freeport McMoRan. Since November 2018 over $23,000 has been awarded out in down payment assistance grants and rental assistance grants (100%). The balance fund is over $125,000.
